  • Envisioning: Facilitating a stakeholder workshop; crafting and documenting a collective project vision.

  • Existing Conditions Documentation: Existing building measurements; preparation of existing building drawings.

  • Programming: Pre-design outline of project needs.

  • Code Analysis: Project-specific review of applicable codes including building codes, accessibility standards, energy standards, local zoning ordinances, land use plans, and other regulations.

  • Project Management: Managing project through phases of design, permitting, bidding & negotiations, and working with contractor during construction.

  • Owner Representation: Representing the Owner throughout the entire project, from pre-development through construction.

  • Feasibility Study with Cost Estimating:  A report outlining options and associated costs for potential solutions to a stated project goal, for example, change of use for an existing structure. Often includes basic drawings or sketches explaining the solutions.

  • Test Fits: Quick programmatic layouts of prospective spaces to guide real estate decisions. Space utilization, functionality, economic and pre-design analysis.

  • Concept Design: Professional and efficient development of new construction or renovation concept plans that successfully resolve a client’s space planning and design requirements. (Concept Plans)

  • Signage: Coordination and management of interior and exterior signage.
